The Cheapest Coastal Land Next to Al Khor

Al Thakhira is a coastal town on Qatar's northeast coast, beside the mangroves and the Purple Island nature area, immediately north of Al Khor. It is around 60 kilometers from central Doha and only 10 minutes from Al Khor town. With around 85 properties listed on Arady, roughly 65 residential plots and 18 villas, Al Thakhira has the northeast coast's biggest land market after Al Khor itself. Most of the plots are part of planned residential extensions on the landward side of the town, and the villas range from older four bedroom houses to new seven bedroom family homes.

Residential land plots in Al Thakhira are typically offered at around QAR 210 - 260 per square foot, which is cheaper than in neighboring Simaisma and Al Khor town, and the price per square foot falls as plots get larger, with the biggest plots often priced 25 - 35% below the typical per square foot rate even though their total price is higher. Most villas are offered at between QAR 2 million and QAR 3.5 million on plots of 550 - 685 m², with older four and five bedroom houses at QAR 1.5 - 2 million, six bedroom houses at QAR 2.3 - 2.8 million and seven bedroom houses at QAR 2.7 - 3.65 million.
