Muaither Villas with Big Plots and Their Prices

It is relatively unusual to find plots of 1,000 m² and above in new developments in the suburbs of Doha. Muaither is an exception to this rule. Developed on the western side of town in the 1990s and early 2000s, the typical plot size was 900 - 1,400 m², and many of the families never divided the plots amongst themselves. There are currently 129 villas for sale in Muaither, with 101 of them based in Zone 53 and the remaining 28 in Zone 55. Most of the older properties are 15 - 25 years old and have 6 - 8 bedrooms. There are also a number of newer quality properties that have been developed over the last 10 years on plots of 450 - 650 m² and have been finished to a high standard.

The older and newer properties are priced on different logic. The older properties on bigger family plots of 900 - 1,400 m² are priced at QAR 3,200 - QAR 4,300 per m² of land, which puts a 1,000 m² property at QAR 3.5 million - QAR 4.2 million and the largest 1,400 m² villas at up to QAR 5.5 million. The more modern villas on smaller plots of 450 - 650 m² are offered at a higher QAR 6,000 - QAR 8,800 per m², so a 530 m² villa comes in at QAR 3.2 million - QAR 3.5 million. Most of the villas in Muaither are listed for around QAR 2.5 million - QAR 4.5 million, with a few fully renovated homes close to Al Waab at QAR 7 million - QAR 10 million.
