Nuaija Land Prices per Square Foot

At the moment, there are 59 plots of lands for sale in Nuaija (52 and 7 plots of lands for sale in Nuaija Zone 44 and Nuaija Zone 43 respectively), almost all residential plots concentrated mainly in two sizes. Plots ranging in size from 455 to 461 m² are advertised for QAR 1.87 million - QAR 1.91 million or QAR 380 - QAR 390 per ft². Lands with a size of 645 m² are being advertised at prices ranging between QAR 2.6 million and QAR 2.74 million or between QAR 374 and QAR 395 per ft². A plot of land with a size of 538 m² is advertised at a price of QAR 2.03 million or at a rate of QAR 350 per ft². There is also one commercial plot of land advertised with an asking price of QAR 1,000 per ft². Overall, asking prices advertised on Arady for plots of lands range between QAR 350 and QAR 395 per square foot.

Nuaija is one of the established districts located inside Doha. It is located to the south of Al Sadd district and close to Doha Expressway. In September 2026, five plots of lands have been sold in Nuaija according to Ministry of Justice figures with a median of QAR 477 per ft² which represented the highest median for lands in Qatar. The prices per square foot at which plots of land have been transacted range between QAR 380 and QAR 477. This means the advertised prices on Arady are lower than the registered median, which is unusual as Nuaija is an established urban district. The plots of lands located in this district have higher prices compared to the plots of land located in Duhail district and have higher values compared to the majority of plots of land located in northern villa areas of Doha. Nuaija is not included in freehold or usufruct areas, so ownership is reserved for Qataris and GCC citizens as well as companies that are allowed to own lands.
