Gewan Island Qatar: Rents, Sale Prices and Island Living

A one-bedroom apartment on Gewan Island rents for a median of QAR 9,000 per month, which is the highest in The Pearl Island. The median sale price is QAR 1.94 million.

The average sale asking price is QAR 19,712 per square meter, making it the second highest on the island after La Plage. The Arady research team compiled these figures from online listings in July 2026.

This guide breaks down those figures, then covers apartments, the main retail walkway, rarely listed villas, and the hotel opening next year.

A new island beside The Pearl

Gewan Island is a 400,000-square-meter artificial island built by United Development Company, the main developer of The Pearl Island. It connects to The Pearl by a bridge near the main entrance, across from Qanat Quartier.

The master plan includes 657 residential units for about 3,500 residents, compared to around 46,000 people living on The Pearl. Gewan is a quieter, newer part of The Pearl, using smart infrastructure with artificial intelligence and connected sensor systems (IoT) to manage energy and visitor flows.

The island has one apartment district and three villa areas. It also has a retail walkway, a golf course, and a five-star hotel. You can walk across the island in minutes.

Crystal Residence apartments

All apartments on Gewan are in Crystal Residence, a group of 15 mixed-use buildings with six or seven stories. These buildings surround the Crystal Walkway in the island’s center.

The development has 586 apartments, with one- to three-bedroom units ranging from 90 to 240 square meters. There are also four-bedroom duplexes of 365 square meters. Each apartment faces either the sea over the Promenade or the city over the walkway.

There is 71,000 square meters of underground parking with 1,442 spaces for residents, visitors, and retail. The buildings are GSAS sustainability certified.

Sales began at Cityscape Qatar 2021 with an initial phase of 70 apartments, nearly 40 percent sold before the launch. Handovers started in late 2024, after the island’s infrastructure and utilities were finished.

Crystal Residence does not have studio apartments, so the smallest units are one-bedroom. This is why studio prices are not listed in Gewan’s price tables below.

Apartment rents in Gewan Island

Gewan has the highest rental prices in every category on the island.

A two-bedroom apartment rents QAR 3,000 more per month than the island median, while a three-bedroom is QAR 2,500 higher. Four-bedroom duplexes have a median rent of QAR 23,000, with most listings between QAR 23,000 and QAR 26,000.

For tenants seeking villa-style space, these duplexes are often the only option, with direct access to the retail area.

Apartment sale prices in Gewan Island

Sale prices in Gewan Island range from 11 to 34 percent higher than the island median, depending on unit size.

Only La Plage, at QAR 22,134 per square meter, is more expensive. Porto Arabia’s starting price of QAR 12,778 is much lower than both.

Four-bedroom duplexes have a median listing price of QAR 6.97 million. Comparing rents to sale prices, Gewan’s gross rental yield is about 5.4 percent before service charges and cooling costs, which is near the lower end of the island’s 4.1 to 6.9 percent range.

Villas and mansions in Gewan Island

Three villa areas surround the apartment district, and these are sold as plots instead of regular listings:

1. Durar Villas hold 26 waterfront plots of 1,131 to 2,086 square meters with private pontoons for boat mooring.
2. Juman Beach Villas add 21 beachfront plots of 1,200 to 1,376 square meters with private beach access and gardens.
3. At the island’s tip, the six Danaat Island Mansions occupy plots of 4,500 to 9,500 square meters reached by a private driveway, each with room for a private yacht harbor.

UDC also leases 20 standalone villas directly, offering sea views, shared beach access, private pools, and roof gardens.

Most of these do not appear on the open market, which is why villa prices are missing from public tables while apartments are listed.

The Crystal Walkway and daily life

The Crystal Walkway, an open-air retail and dining street running between the Crystal Residence buildings, is the island’s commercial center, with 11,000 square meters of space across 101 units. Inside, the walkway is divided into five zones: Desert, Ice, Forest, Sea, and Machines.

The walkway holds two Guinness World Records for:

1. The largest outdoor air-conditioned mall, with 7,360 square meters of cooled space
2. The largest outdoor interactive lighting canopy at 3,689.5 square meters.

Beyond the walkway, there is a climate-controlled seaside Promenade, green spaces and pocket parks in Banana Park, a residents’ clubhouse with pools and gyms, the island mosque, and a nine-hole golf course set in six hectares of parkland.

Corinthia Gewan Island Qatar hotel

The main hotel on the island is Corinthia Gewan Island Qatar, which is the brand’s first hotel in the GCC. It is scheduled to open in early 2027.

The hotel covers 13,000 square meters and has 110 guestrooms, including 30 suites and a presidential suite. It also features a banquet hall and outdoor patio for 1,000 guests, a spa, all-day and specialty dining, and a beach club connected to the golf club.

For Crystal Residence owners, this means a five-star hotel is within walking distance of every apartment on the island.

Buying in Gewan Island

Crystal Residence was launched to both individual and business investors from Qatar and abroad, and the purchase process is the same as for other properties in The Pearl.
