The Pearl Island’s property market ranges from studios renting for under six thousand riyals a month to beachfront villas priced at fifty-seven million riyals. The district you choose is the most significant factor, as rents and sale prices can vary a lot between areas.
Between these two extremes, the median sits at QAR 8,000 a month to rent a one-bedroom apartment and about QAR 1.75 million to buy one.
Prices in different districts fall between these two ends, and here are some examples of what that looks like in practice. For instance, studios in Porto Arabia start at about QAR 5,500, and three-bedroom apartments on Gewan Island can cost up to QAR 18,000 a month.

Giardino Village is the most affordable area for families, with two-bedroom apartments renting for a median of QAR 9,000. By contrast, Gewan Island has the highest apartment rents in every category, while Porto Arabia offers the largest selection of rentals and apartments for sale.

Porto Arabia is the most affordable choice for buyers, with prices starting at QAR 12,778 per square meter. It has many resale units and older buildings.
By comparison, La Plage and Gewan Island are much more expensive, at QAR 22,134 and QAR 19,712 per square meter. These are asking prices, and final sale prices are usually lower after negotiation.

Rental yields in The Pearl Island
When you compare rental and sale prices, gross rental yields on the island range from 4.4 to 6.9 percent before service charges and cooling costs for apartments, as shown below:

Qanat Quartier has the highest yield because its sale prices are the most affordable on the island, while rents stay close to the island median. In contrast, Giardino Village has the lowest yield because it offers the lowest family rents but has higher sale prices.
Townhouses in The Pearl Island
Townhouses on The Pearl come in different styles. In Porto Arabia, you can find one- and two-bedroom marina-level units between 110 and 155 square meters, located under the towers.
Abraj Quartier and Qanat Quartier offer canal-view duplexes of about 200 to 300 square meters. Viva Bahriya has Moroccan-style rows of townhouses near the beach.

The smaller townhouses rent for prices similar to apartments, but offer a waterfront entrance instead of extra space. For the main family townhouse market, three-bedroom units in Abraj Quartier and Qanat Quartier rent for about QAR 21,000 to 22,000 per month.
In Qanat, canal-front townhouses are more expensive, with two-bedroom units asking a median of QAR 4.44 million compared to QAR 1.83 million for two-bedroom apartments.
Villas in The Pearl Island
The villa market has two main segments. Family villas are mostly in the Floresta Gardens and Giardino Village compounds. The most luxurious homes are found along the beachfronts of La Plage South, Gewan Island, and the private precincts. UDC also leases homes directly in Giardino Gardens, so not all villas are listed publicly.

For families, the primary villa options are located in Floresta and Giardino, offering four to six bedrooms and ranging in size from approximately 360 to 720 square meters.
Rental prices for these villas range from QAR 26,000 to 35,500 per month, while standalone Giardino villas are priced between QAR 12 million and 13 million. In comparison, a beachfront villa in Abraj Quartier commands a monthly rent of QAR 38,600.

The main districts of The Pearl Island
Each district has its own character and pricing logic. Here’s how the nine most active compare, from the marina crowds of Porto Arabia to the newest streets of Gewan.
Porto Arabia
Porto Arabia is the island's main attraction, with 31 Mediterranean-style towers around an 891-berth marina. It has 7,206 homes, including 417 townhouses. At the base, La Croisette is a 3.5-kilometer boardwalk with 360 shops and 95 restaurants and cafes, giving Doha a taste of the Riviera.

Porto Arabia offers the most properties for rent and sale. Studios typically rent for QAR 5,500 to 6,500, and one-bedroom units for QAR 7,000 to 8,300. Four-bedroom apartments and penthouses rent for around QAR 17,000, while five-bedroom homes sell for about QAR 8 million.
Viva Bahriya
Viva Bahriya has 28 Moroccan-style towers with 1,780 homes along a 2-kilometre private beach. Units range from 107 to 623 square metres, with 480 in the twin Al Mutahidah Towers. It is quieter than Porto Arabia and is ideal for families who want to live near the beach.

This is the island’s second-largest property market for rentals and sales. Two-bedroom apartments usually rent for QAR 10,500 to 13,065, and sell for a median price of QAR 2.5 million.
Qanat Quartier
Qanat Quartier is the island’s Venetian-style area, with pastel low-rise buildings around canals and pedestrian squares. Footbridges and water taxis connect the 1,164 homes, including townhouses and a private beachfront. It feels more like a village than a high-rise area, and this is reflected in the numbers.

This district has the island’s most affordable prices, with one-bedroom homes at a median of QAR 1.34 million and three-bedroom homes at QAR 2.58 million. It also offers the best gross yield on the island at 6.9 percent. There are many three-bedroom rentals at a median of QAR 15,000.
Medina Centrale
Medina Centrale is the island’s town centre, with Spanish-style low-rise buildings and 538 homes above 70,600 square metres of shops and services.

Daily life happens here, with a cinema, banks, the Khadamati government services center, and United International Hospital nearby.
Abraj Quartier
Abraj Quartier is the gateway to the island, with seven high-rise towers at the entrance. These are the tallest buildings on The Pearl.

Several towers are serviced or hotel residences, including the Hilton Doha The Pearl Residences, so most units are for rent rather than for sale. No apartment sales appeared in the data, but the townhouses are actively rented, as shown in the townhouse tables.
Renters here get high-floor sea and skyline views at mid-range prices. Two-bedroom units have a median rent of QAR 13,000, and three-bedroom units are at QAR 16,431.
Giardino Village
Giardino Village is a quiet area with villas and low-rise buildings set in landscaped parkland between Medina Centrale and Porto Arabia. It’s a family-friendly district, with Giardino Mall (home to a LuLu hypermarket) and the United School International campus close by.

It is the island's best value area for renters on the island. One-bedroom units rent at a median of QAR 7,400 and two-bedroom units at QAR 9,000, making them the most affordable on The Pearl.
Floresta Gardens
Floresta Gardens covers 145,967 square meters east of Viva Bahriya. It is designed for 5,000 residents in ten mid-rise towers and 115 villas across three gated compounds, with the Floresta Galleria shopping center nearby for daily needs.
The towers are newly built, which is reflected in their quality and pricing.

Three-bedroom family apartments are the main feature here, with rentals at a median of QAR 17,100, usually ranging from QAR 13,902 to 17,500.
For buyers, two-bedroom units have a median price of QAR 1.99 million, making this one of the best areas for rental yield at 6.5 percent gross.
La Plage
La Plage is the island’s newest area, still under development at the southern tip between Isola Dana and Viva Bahriya.
Most listings are in four projects: La Plage South, La Plage Centrale, La Plage West, and Coralia Residences.
The area recently opened its own retail centre, 04 Mall, with a MegaMart supermarket, casual dining, a gym, and a salon.

La Plage has the highest prices for new builds on the island, at QAR 22,134 per square metre.
Studios have a median price of QAR 1.2 million, and three-bedroom homes are at QAR 5.34 million.
Rentals are becoming available as buildings are finished, mostly studios at a median of QAR 7,000.
Gewan Island
Gewan Island is a 400,000 square metre extension by UDC, connected to The Pearl and planned for about 3,500 residents.
Crystal Residence has 586 apartments, from one to three bedrooms (90 to 240 square metres) plus four-bedroom duplexes, in 15 low-rise buildings along the air-conditioned Crystal Walkway.
The island also has beachfront villas, waterfront villas with private pontoons, six island mansions, and the Corinthia hotel with its golf course and beach club.

Gewan Island has the highest rental prices on The Pearl, with one-bedroom units at a median of QAR 9,000, two-bedroom units at QAR 14,500, and three-bedroom units at QAR 18,000.
Buyers pay QAR 19,712 per square meter, second only to La Plage, with two-bedroom homes at a median of QAR 3.04 million.
Daily essentials on The Pearl Island
You can find everything you need for daily life on the island, so you rarely need to go into Doha for errands.
- For groceries, LuLu hypermarket is in Giardino Mall, and MegaMart anchors 04 Mall in La Plage. Smaller supermarkets and minimarts are spread throughout Medina Centrale and Porto Arabia’s 360 shops, so every district is just minutes away from a full grocery run.
- For healthcare, United International Hospital is located in Medina Centrale. Pharmacies and clinics are also spread throughout the retail districts for everyday needs.
- For schools, United School International is next to Giardino Village, so families in the southern districts can keep the school run on the island.
- For parks and beaches, Beach Centrale has three climate-controlled pools next to Duck Lake’s park and pedal boats. Two cycling and walking tracks connect Pearl Boulevard and Viva Bahriya Drive. Residents also enjoy Viva Bahriya’s two-kilometre beach, Qanat Quartier’s beachfront, and the marina promenade.
- For places of worship, the Hamad bin Jassim bin Jaber Al Thani Mosque is located on the right side of The Pearl Island roundabout. It can hold 2,500 worshippers and has 262 basement parking spaces. Gewan Island also has its own community mosques.
- For everyday services, banks, a cinema complex, and the Khadamati government services centre are all in Medina Centrale. This means you can handle ID renewals and paperwork without leaving the island.
Hotels and landmarks in The Pearl Island
There are four five-star hotels on and around the island, and they also serve as social hubs.
- Marsa Malaz Kempinski, The Pearl, sits on its own islet with 281 rooms and suites, eleven restaurants and lounges, and a private beach.
- The St. Regis Marsa Arabia Island has 193 suites and ten dining outlets on its own island off Porto Arabia, and it is home to the region’s first Longevity Hub by Clinique La Prairie.
- The Hilton Doha The Pearl offers hotel rooms, serviced residences, and townhouses in Abraj Quartier.
- Corinthia Gewan Island Qatar anchors Gewan Island with its golf course and beach club.
The island’s newest landmark is a spiritual one. The Hamad bin Jassim bin Jaber Al Thani Mosque, opened in December 2023 at the island’s entrance, is the first mosque in Qatar built in the New Baroque style.

It covers 27,720 square meters and features hand-painted decorative work throughout. It has quickly become one of the most photographed buildings on The Pearl.
Driving times from The Pearl Island
The island is close to everyday destinations. Katara is just minutes away, West Bay is a short drive, and the airport is easy to reach outside rush hour.

Pros and cons of living in The Pearl Island
What residents tend to value most:
- Residents who want beachfront and marina living can enjoy shops, restaurants, and daily services at street level, so most errands can be done on foot without leaving the island.
- Families have everything they need, including United International Hospital, the United School International campus, supermarkets across the island, and secure, managed districts.
- There is a wide range of prices, from QAR 6,000 studios in Porto Arabia to QAR 18,000 three-bedroom homes on Gewan Island, so you can upgrade without moving away.
- Freehold ownership is open to all nationalities, with a direct route to residency for buyers.

What to weigh before committing:
- Rents sometimes do not include utilities. District cooling, electricity, and water can add a high monthly cost, so compare offers with utilities included against those without.
- The island has only a few entry points, so commuters often face queues at the gateway during rush hour.
- Porto Arabia and Medina Centrale get crowded with visitors on weekends, which is the trade-off for living above the island’s best shops and restaurants.
- La Plage and some parts of Gewan Island are still being built, so early residents will live with ongoing construction work.
- For buyers, prices per square metre are higher than in nearby areas such as West Bay or Lusail.
Service charges and running costs
Owners on The Pearl pay a master community service charge to UDC. From 2026, the rate drops from QAR 3.50 to QAR 3.00 per square meter per month for owners, covering common area maintenance, landscaping, infrastructure, cleaning, security and community management across The Pearl and Gewan Islands. The new rate applies from third quarter invoices, and earlier overpayments are credited back.
By size, that works out to about QAR 165 a month for a 55 square meter studio, QAR 300 for a 100 square meter one bedroom, QAR 450 for a 150 square meter two bedroom and QAR 600 for a 200 square meter three bedroom.
Towers then add their own building service charge. This covers the insurance of the building, common area electricity, water and cooling, preventative maintenance, lift servicing and an owner-approved enhancement budget. Because building rates vary tower by tower, ask for the exact figure for the specific building before you commit.
Monthly utility costs in The Pearl Island
For tenants, the bills that land on top of the rent scale with the home type. Typical monthly costs, based on current agency and portal guides, are:
- Studio or one bedroom, roughly QAR 300 to 500 for Kahramaa electricity and water and QAR 600 to 900 for Qatar Cool district cooling, so budget about QAR 900 to 1,400 on top of the rent.
- Two-bedroom: roughly QAR 400 to 700 for Kahramaa and QAR 1,000 to 1,500 for cooling, around QAR 1,400 to 2,200 in total.
- Three-bedroom and larger: Kahramaa climbs toward QAR 800 and cooling to QAR 1,500 or more, with villas higher still in the summer months.
- Home internet packages start from about QAR 299 a month at any size, and setting up Kahramaa in your name costs around QAR 500 to 1,000 once.
Some furnished units, including UDC's own Pearl Residence leases, bundle Kahramaa, Qatar Cool, internet and maintenance into one payment. In practice, a bills-included lease at a higher headline rent can beat an exclusive one once cooling is counted.
Whatever the listing says, get the inclusions confirmed in writing, because an apartment described as bills included may still exclude internet.
The real cost of moving in
The first month of a Pearl tenancy is the most expensive month because there are a number of payments due at the same time: first month’s rent, a refundable security deposit (usually one month), an agency commission (if applicable), a utility and internet activation fee (around QAR 300 to 1,000), and movers’ fees (around QAR 500 to 2,500).
If charged, the commission generally amounts to about five per cent of the annual rent, or somewhere between a portion of one month’s rent and one month’s rent. Some listings don’t require a commission from tenants, but you should negotiate any commission with your agent prior to signing the lease.
There are special promotions you need to be aware of. For example, if you find a listing for QAR 7,000 with one month free for a one-year tenancy, the effective monthly rent will be QAR 6,417 in the first year but the official rent in the lease will still read QAR 7,000 and will return to that figure upon renewal.
Always verify whether the free month comes at the beginning or end of the lease, whether you have to pay for utilities during the free month, and whether the rent increases on renewal.
Finally, two other ways to avoid costly problems: take photos of the apartment and request a signed condition report prior to moving in, and carefully review the inventory on furnished units, as “furnished” doesn’t necessarily mean equipped with pots and pans, appliances, or curtains.
Most landlords also prefer the rent to be paid in two to four cheques a year, and offering fewer cheques may help you negotiate a lower annual rent.
Buying in The Pearl Island as a foreigner
The Pearl Island is in Zone 66, one of ten places in Qatar where foreigners can fully own property. With a freehold title, you are free to sell, rent out, mortgage, or pass the property on to your heirs at any time, with no restrictions on how long you must keep it.

If you are buying a finished property, the steps are simple:
- Start by agreeing on the price and signing the sale contract. Before you continue, check that the seller’s title deed is in order.
- Next, get your payment ready. This is usually done with a manager’s cheque made out to the seller.
- You and the seller, or your representatives, will complete the transfer at the Ministry of Justice’s real estate registration office. Be sure to bring your passports or QIDs, the title deed, and the sale contract.
- Pay the registration fee of 0.25 percent of the property value, part of the schedule of registration and notary fees set by Minister of Justice Decision No. 5 of 2026.
- After the transfer, you will get the new title deed in your name.
Taxes, commissions and other buying costs
Qatar makes taxes simple. There is no annual property tax, no VAT, and no capital gains tax on private sales. The only government fee is the 0.25 percent registration charge for the transfer.

Most extra costs are commercial. Agency commissions are usually between 1 and 5 percent of the price. The seller often pays this, but it can be negotiated. Always confirm in writing who will pay before you sign.
If you plan to use a mortgage, set aside money for the bank’s arrangement fee and a property valuation charge. You can often negotiate both of these fees.
If you are investing, keep this in mind: rental income from just one home is not taxed. But if you own several units as a business, a 10 percent corporate tax applies. If you want to buy more than one property, it’s a good idea to get tax advice.
There are two key ways to protect yourself. For off-plan purchases, check that the project has a developer escrow account before you pay. This is one of the protections covered in our freehold ownership guide.
Also, only use licensed brokers. If a broker misleads you, you can file a complaint with the Real Estate Brokers Affairs Committee at the Ministry of Justice.
Residency by owning property in The Pearl
Owning property can also help you get residency. If you buy a property worth QAR 730,000 or more, you qualify for a renewable residence permit without a sponsor. This permit also covers your spouse and children. If your property is worth QAR 3.65 million or more, you get permanent residency privileges.
There are two limits to remember before you make plans. The permit is only valid while you own the property, and you cannot spend more than 90 days outside Qatar. Both points are explained in the residency guide. At the moment, almost every one-bedroom on the island meets the first price requirement.
