Qatar Real Estate Market in July 2026 Top Deals, Prices and Demand
In July 2026, property sales amounting to QR 2.25 billion were registered in Qatar, 17.0% more than in June despite the mourning period. We’ll take a look at the biggest transactions, the median land prices by area and what buyers searched for on Arady.

Between 1 and 30 July 2026, property sales worth QR 2.25 billion were registered in Qatar’s real estate market, according to weekly bulletins from the Ministry of Justice, a month abbreviated by the national mourning for the Father Amir Sheikh Hamad bin Khalifa Al Thani.
In all, 18 days’ worth of registrations were made. Here is how those registrations were distributed, the top 10 transactions by value, median land price per square meter by location, and what users typed into Arady’s search box in July.
July in Three Numbers
- QR 2.25 billion registered between 1 and 30 July, up 17.0% on the QR 1.92 billion in the ministry’s June bulletin despite four lost working days.
- QR 4.64 million average value per transaction, up from QR 2.79 million in June, as the month brought fewer but far larger deals.
- QR 98.5 million in apartment sales on The Pearl Island alone, a 49.8% share of every apartment registered in July.
Mourning halts the market
On Sunday 12 July 2026, the Father Amir Sheikh Hamad bin Khalifa Al Thani died. The Amiri Diwan issued a four-day period of public mourning and said that “work in all ministries, government agencies and public institutions will be suspended from Monday 13 July, and employees will resume their duties on Sunday 19 July,” according to the Qatar News Agency.
Registrations followed suit: there were no transactions dated 13-18 July in the Ministry of Justice’s bulletins, and the ministry issued its reports for those two weeks in a single combined bulletin, 12 to 23 July. Essentially, July lost four working days.
The pace of activity was steady before and after the halt. Transactions on Sunday 12 July totaled QR 164.3 million. The most active day in the month occurred after the return to work, when QR 295.3 million in transactions were recorded on Wednesday 22 July.
Breakdown of sales
Combined transactions recorded in Ministry of Justice weekly bulletins for 1 to 30 July amounted to QR 2,251,239,483. Here is the distribution of that value, broken down by category.
- Villas/houses generated QR 834.7 million in value, a 37.1% share of all transactions recorded. The median price was QR 2.73 million.
- Vacant land accounted for QR 586.9 million in value, or 26.1%, with 88.6% of that value attributed to vacant land zoned for villas/houses.
- Buildings totaled QR 550.3 million in value, or 24.4%, bolstered by the QR 130 million sale of a commercial building in Al Sadd.
- Apartments accounted for QR 197.8 million in value, or 8.8%, at a median unit price of QR 1.5 million.
- Petrol stations and retail units totaled QR 81.6 million in value, or 3.6%.

Top 10 sales

The largest sale of the month was the commercial building in Al Sadd at QR 130 million, registered on Wednesday 22 July. On the same day, two petrol stations sold for QR 40 million each.
A residential compound in Al Waab ranked second at QR 121.5 million, and a house on The Pearl Island was sold for QR 53.9 million, the priciest house registered in July.

Land Prices Across Qatar
Medians below show locations with three or more transactions of vacant residential land in July, according to bulletin prices per sq ft.
- Al Ebb had the highest median at QR 434 per sq ft, followed by Luaib at QR 385 and Muraikh at QR 380.
- Abu Dhalouf in the northern part of the country was the cheapest at QR 158 per sq ft, which is around a third of the Al Ebb price.
- Umm Lekhba produced the highest land value at QR 91.0 million, at a median of QR 343 per sq ft.
- Umm Qarn was next at QR 69.6 million of land value, at a median of QR 329, and Al Wakra came next with QR 60.3 million and a median of QR 318.
- Al Wukair, the top-searched suburb on Arady, saw the lowest median of all high-activity suburbs at QR 230 per sq ft.

Apartment Sales by Area

During the 1-30 July period, apartments valued at QR 197.8 million were registered with the Ministry of Justice, but the cash landed in only a handful of locations. Together, The Pearl Island, Al Kharayej and Lusail accounted for 83.8% of all apartment transactions, while The Pearl Island and Lusail are both in areas that allow foreigners to buy property outright.
- The Pearl Island took the lead, with QR 98.5 million or 49.8% of total apartments transacted, recording a median unit price of QR 2.0 million and QR 12,914 per square meter.
- Al Kharayej was next with QR 34.6 million or 17.5% and posted the highest monthly median rate at QR 14,380 per square meter.
- Lusail saw QR 32.6 million, or 16.5%, with a median unit price of QR 1.14 million and QR 9,820 per square meter. Also in Lusail was the cheapest unit registered in July at QR 362,000.
- Al Wukair at QR 10.4 million and Umm Al Amad at QR 6.4 million recorded the lowest median rates, at QR 4,802 and QR 3,868 per square meter respectively.
- Across all regions, the median unit sold for QR 1.5 million, covered 127 square meters and cost QR 11,689 per square meter. The biggest transaction was a 740 square meter unit on The Pearl Island for QR 8.47 million.
What Buyers Searched For
In July, the Arady platform had 110,241 searches, where each search represents a visit to either a location search result page or a property listing page. This was a decrease of 6.0% from the 117,268 in June and is largely in line with the mourning period and the summer holiday season.
Of the 67,102 visits to property listings classified by a property type, villas had 35,651 visits, representing 53.1% of total visits, and land followed with 20,207 visits, representing 30.1% of total visits, followed by apartments with 6,330 visits, representing 9.4%. Buyer interest and registered value both favored villas as well since villas were the most valued property type registered in July.

Villa Demand by Bedrooms
Villas with many bedrooms were in the highest demand. Seven-bedroom villas received 11,689 searches, the largest segment on the platform, and six- to eight-bedroom villas collectively made up 80.3% of all villa visits.
- Seven bedrooms, 11,689 searches, led by Umm Qarn with 1,465, then Umm Salal Ali with 1,006 and Al Thumama with 671.
- Eight bedrooms, 9,049 searches, led by Al Wukair with 939, then Umm Qarn with 789 and Al Kheesa with 521.
- Six bedrooms, 7,891 searches, led by Al Khor with 779, then Al Meshaf with 630 and Umm Salal Ali with 604.
- Four bedrooms, 3,463 searches, led by Al Wukair with 313, then Al Khor with 277 and Old Airport with 236.
- Five bedrooms, 2,769 searches, led by Al Khor with 198 and Al Wakra with 190.
Apartment Demand by Bedrooms

Interest in apartments focused on smaller units in Lusail and The Pearl Island. A total of 4,495 searches were made for one- and two-bedroom apartments between them, representing 71.0% of all apartment searches.
- Two-bedroom apartments saw 2,248 searches, led by Porto Arabia with 320, followed by Marina District with 237 and Fox Hills with 213.
- One bedroom generated 2,247 searches, led by Al Erkyah City with 531, followed by Fox Hills with 510 and Porto Arabia with 384.
- Studios received 621 searches, mostly from Fox Hills with 427.
- Fox Hills was the most viewed apartment district, with 1,406 views, ahead of Porto Arabia with 1,078 and Al Erkyah City with 725.
Apartment transactions presented a similar picture at the higher price end. Apartments on The Pearl Island made up QR 98.5 million of July’s QR 197.8 million in apartment unit sales, representing a 49.8% share, at a median of QR 12,914 per square meter.
Al Kharayej (Lusail) came next at QR 34.6 million, and Lusail at QR 32.6 million; the bulletins list Lusail as a single area without a district split.
The Most Searched Areas
Al Wukair was the most searched location in Qatar, with 8,002 searches, up 13.7% on June. Umm Qarn came next at 5,069, up 16.2%, followed by Al Wakra at 4,255, down 14.4%.
- The biggest increases among the busiest locations were Ain Khaled, up 22.0% to 3,794, Umm Qarn and Al Wukair.
- The largest decreases were Al Khor, down 29.6% to 3,679, Muaither, down 29.1%, and Lusail, down 21.5%.
- Umm Lekhba searches more than doubled from a low base to 354, in the same month the area led Qatar in registered land value.
- Fox Hills rose 39.8% to 1,481 views, further extending its position as the most viewed apartment district.
