Qatar Real Estate Market in September 2026: Deals and Prices
QR 2.15 billion of property was registered in September 2026, up 27.9% on August, with the ten largest deals, land medians for 19 areas, apartment sales by area and what buyers searched for on Arady.

The Ministry of Justice recorded property sales worth QR 2.15 billion in the period between 1 and 30 September 2026, according to the ministry’s weekly real estate bulletins. In total 22 working days were recorded in the month of September, and 671 properties and residential units were sold in the said period.
Arady’s report on the Qatar real estate market in August 2026 put property registrations for that month on the same weekly bulletin basis at QR 1.68 billion through 538 deals. In terms of value and number of transactions, September’s figures exceeded those of August by 27.9% and 24.7% respectively. The sections below outline the full distribution of transactions, the top 10 deals of the month, the median land price per sq ft by area, apartment sales by area and the most popular searches on Arady.
September in Three Numbers
- Real estate transactions during the 30 days of September stood at QR 2.15 billion. This represents an increase of 27.9% versus the level of QR 1.68 billion in August. In addition, there were 133 more transactions recorded in September compared to August.
- The mean value of transactions at QR 3.21m was higher by 2.5% versus the average value of QR 3.13m in August. Thus the increase in transaction values was due to an increase in the number of transactions and not just a handful of large sized transactions. Indeed, the two highest transactions in September were larger than the largest transaction in August.
- Residential land transactions worth QR 123.8m were recorded across six transactions in Umm Salal Ali, making it the highest valued location for land transactions. The largest land transaction, worth QR 73.0m, was for a plot of 42,395 sq m in Umm Salal Ali. The location however featured in the five lowest on the land price table, with a median price of QR 254.5 per sq ft.
Two New Property Laws

Two important new laws affecting the daily activities of property owners, plus those who buy and sell property in Qatar, were issued on 2 September 2026 and published in the Official Gazette, issue 17, on 16 September.
- Law No. 11 of 2026 on owners’ unions requires an owners’ union to be registered in any co-owned property with three or more owners. It also provides the manner of registering the owners’ union and of collecting the subscriptions, the procedure to be adopted in the event of a delay of three months in the payment of subscriptions by an owner, as well as the circumstances under which a unit cannot be sold while its owner is in arrears to the union. Arady’s guide to the owners’ union law in Qatar covers the law in detail.
- Law No. 13 of 2026 amends several articles of the Real Estate Brokerage Law, No. 22 of 2017. These articles relate to the licensing of brokers and their registration, as well as to the inspection of brokers and disciplinary action, and they widen the definition of brokerage to cover property marketing, auctions, management for others and valuation. In accordance with the amended articles, all of these matters will be transferred from the Ministry of Justice to Aqarat, the Real Estate Regulatory Authority, when the amendment takes effect on 1 January 2027. Arady’s guide to the brokerage law amendment in Qatar shows what action is required of brokers prior to that date.
Neither of these laws has any bearing on the numbers below for September. The first law will impact the running of co-owned buildings, while the second transfers the licensing and monitoring of real estate brokers from the Ministry of Justice to Aqarat from 1 January 2027.

About the Data
- Data comes from the weekly Ministry of Justice real estate bulletins listing all property transactions registered in the period from 1 to 30 September 2026, at the values published in the bulletins. For transactions where only part of a property was transferred, the full published value of the respective property was used for the totals, as in the weekly announcements by the Ministry of Justice. There were 67 such share transfers among the 495 property transactions in September. The information for the five weeks was cross-checked with the respective week’s figures published by the Ministry of Justice and matches.
- The figures for August were based on the report by Arady for August 2026, from the same weekly bulletins and on the same basis, totaling QR 1,683,486,232 for 538 registrations (of which 424 were properties and 114 were residential units).
- Where the English and Arabic editions of a bulletin describe a property differently, the Arabic description is followed. This affected the classification of a small number of parcels in Mesaimeer and Al Khor.
- A ‘search’ has been defined as a view of a location page or a property listing page on Arady for the period 1 to 30 September 2026. Note: August searches were counted again using the same method and total 112,287 as opposed to the 112,228 reported in the August article. For locations with Arady pages covering more than one zone (Al Thumama, Muaither and Izghawa), each is counted as one location across its zones. Note that Arady only lists properties for sale.
- Areas are listed by name, not by zone code, so properties listed as Al Thumama 46 – 50 are counted under the parent location name. The Lusail areas of Al Kharayej and Ghar Thuaileb are however listed separately, as they are in the bulletins.
