Median listed prices for residential land in 74 areas of Qatar, from 2,958 Arady listings, with the range for each area (September 2026).

Residential Land Prices in Qatar by Area (September 2026)
Residential land in Qatar was listed at a median asking price of QAR 340 per square foot in September 2026, as reported by listings on Arady. The land prices here relate to residential plots intended for use as houses, villas and residential buildings. Prices for residential land listed across Qatar vary widely depending on the area.
This article outlines the listed price per square foot for residential land in 74 areas around Qatar, including the median for each area, as reported by 2,958 residential land listings on Arady in the six months to September 2026.
The listed prices are asking prices from owners and real estate companies who have posted their land for sale on the site. As is usually the case with listed land prices in Qatar, these are open to negotiation. As such, the median price for an area is the figure to anchor on, and the listed price is the initial offer rather than the final number.
What the figures represent
All figures in this article are listed prices per square foot, the unit used throughout the Qatar land market. For ease of reference, three points are set out here before the table:
- Listed, not sold. The prices listed are asking prices, or the price that the seller is seeking for the land. These prices are usually higher than the price that is finally agreed upon for the transfer of the land.
- Median, not average. The main figure for each area represents the median (mid-value). Half of the listed plots in that area are priced above that figure and half below it. A single high or extreme price does not have an inordinate influence on the median, which is why it is a far more sensible figure to quote than the average (also known as the mean).
Qatar at a glance
The median of the listed prices for all 2,958 residential land listings published on the platform in the six months leading to September 2026 is QAR 340 per square foot, with offers ranging from QAR 127 per square foot to QAR 1,983 per square foot, highlighting the difference in prices of land in the northern towns as opposed to central Doha.
There are 74 areas listed across the Qatar market, ranging from central Doha locations like Fereej Abdel Aziz and Old Al Ghanim, through Al Rayyan, Umm Salal, Al Daayen and Al Wakra, to Al Khor, Al Thakhira and the northern towns of Al Ruwais and Abu Dhalouf. Areas with too few listings for the platform to report a price have not been included.
How to read the table
- Rows are grouped by zone number. The header of each zone contains the number of the zone, followed by the areas within that zone.
- The bold figure is the median price per square foot for residential land on Arady in that area.
- The color of the cell represents the median listed price per square foot for residential land in that area. The lighter shades are used for more affordable areas across the whole table, whereas the darker shades represent more expensive areas.
- The names of some areas are listed under more than one zone: Al Thumama is listed under zones 46, 47 and 50, Muaither under zones 53 and 55, and Izghawa under zones 51 and 71. Each row covers only the listings within that specific zone.
Simple formula: area of land in square meters x 10.764 = area in square feet. Then multiply the area in square feet by the listed price per square foot for the total price. For example, a 600 square meter plot priced at QAR 340 per square foot is approximately QAR 2.2 million. Arady’s land price per square foot calculator works out the total price in one step.
