Little Venice on The Pearl
Qanat Quartier is The Pearl Island’s Venetian-style part, with 1.6 kilometers of canals and pastel-colored low-rise buildings connected by stylish bridges.

Pedestrian squares and a beachfront make it easy to get around on foot, with visitor parking for over 1,000 cars.
The area includes 1,164 homes, ranging from one to five bedrooms in apartments and two or three bedrooms in townhouses.
There are also 190 shops covering 31,000 square meters. Qanat Quartier is on the island’s western lagoon, directly across from Gewan Island.
Unlike Porto Arabia’s marina towers, Qanat Quartier is at water level, designed for walking along the canals.

Compared to rents, Qanat Quartier also stands out in sale prices. A typical one-bedroom costs QAR 1.34 million, lower than any other district with available data.
Two-bedroom apartments are listed at QAR 1.83 million, compared to the island average of QAR 2.4 million. The price per square meter is QAR 15,199, which is almost the same as the island average of QAR 15,064, and much lower than La Plage at QAR 22,134 or Gewan Island at QAR 19,712.
These are asking prices; negotiated prices are typically lower.
The island’s highest rental yield
When you compare rents to sale prices, Qanat Quartier offers a gross rental yield of 6.9 percent, which is the highest on the island.
This is before service charges and cooling costs. Sale prices are the lowest on the island, while rents are near average.
Because sale prices are low and rents hold steady, your investment goes further here than anywhere else on The Pearl.

Townhouses on the canals are a separate market within Qanat Quartier, with prices above apartments.
Qanat Quartier’s canal-view duplexes span 200 to 300 square meters, and A three-bedroom townhouse rents for a median of QAR 21,150 per month.
That makes it the largest townhouse rental selection on the island after Abraj Quartier.
The price gap between townhouses and apartments is stark: a two-bedroom townhouse lists for QAR 4.44 million, while a two-bedroom apartment across the bridge is QAR 1.83 million.

This reflects the value of having a front door on the water, private space, and canal frontage, rare in this area.
Daily life in Qanat Quartier
Qanat Quartier feels like a small, walkable town.
The beachfront is at one end, with 190 shops and cafés lining the canals and piazzas. Novo Cinema, with IMAX sound, is located inside the district.
Water taxis run the canals from Gate B between 9 am and 11 pm. A replica of Venice’s Rialto Bridge crosses the main waterway, and the 30 musical steps at the QQ7 boardwalk are a popular spot.
In the evening, restaurant terraces by the water come alive, but the area stays quieter than Porto Arabia’s marina. This is why families and long-term tenants are drawn here.
